A staged home slows down the buyers during the touring process and
helps them to remember the listing. It also helps potential buyers to move in mentally, enabling them to imagine themselves living there.In the home's sales literature, a staged home photographs better than a vacant one or a non-staged, lived-in home because it's more edited and professionally styled to appeal to a broader range of buyers. Staging will help to move buyers to the open houses and increase foot traffic.
Something else to consider: the cost of staging is always less than the cost of your first price reduction. Staging is a great investment for sellers who are looking to sell quickly and for more money. A staged home also usually sells about twice as fast as a non-staged home and frequently for as much as 15% more!

Simply create an environment in your home that illustrates what a

With our objective eye we can edit your furnishings to maximize the space and light and minimize the clutter.If you have an empty house, we will fill it with beautiful furniture and accessories arranged in a realistic, identifiable manner to add warmth and bring it to life. All furniture and accessories will be specially selected for your home to create an inviting space that buyers can identify with. In addition, our established relationships with artists and galleries in Austin enable us to provide top quality original artwork in your home for an even greater impact.
Curb Appeal:
Whether it be a new yard with a blank slate or a tired landscape that needs a lift, let our design experience work for you. A consultation will get you a written report of suggestions including sketches of our design. If you choose to implement our ideas our landscapers are available for an hourly fee. Our landscapes are designed for maximum visual impact - a guaranteed "Wow!"
Pricing:
For an occupied home, a $300 consultation will cover an actual update
of the living room, dining room and master bedroom including furniture
placement, editing and accessorizing with the homeowner's personal
items. A complete To-Do list will be provided for the homeowner to
complete on their own. If photos will be taken for the real estate
listing, this fee will also cover our return on the day of the photos
to assure each room is at its best! Shorter consultations are also
available for $75 per hour.
For an unoccupied home, we will provide a complete itemized list and
photos of furniture and accessories we think will maximize the appeal
of your home to the broadest spectrum of buyers. Once a budget is
agreed upon, we handle delivery and placement of all furniture,
accessories and art. Many homes can be staged for as little as $600 a
month (for a 90 day contract). This includes basic living room, dining
room and master bedroom! Shorter and longer contracts are available.
Additional services are available for light remodeling, painting and
landscaping for an additional hourly fee.
